When all costs, including financing costs, are taken into account, the expected sales price must be at least 20% higher.
Two sales valuations from local independent brokers, or alternatively from Colliers' (our partner), to plausibly demonstrate the expected over-coverage and hence the project's soundness.
The property project is screened by an independent construction expert to make a sanity check on prices, methods, choice of materials, etc.
The project, including any building rights, etc., will be transferred to a newly established and unencumbered ("pure") project company with a simple ownership structure.
Where possible, we also carry out background checks on all parties involved to ensure that our investors can sleep soundly at night.
